OUR FEE'S

 

Unlike other agencies who are primarily motivated by commission and securing a quick deal, we have a forward thinking approach, and appreciate that taking the time to do things right at the beginning prevents problems later on for both Landlord and Tenant, which has resulted in us securing long term relationships with both Tenants and Landlords who know they can rely on Tower Quay to provide the best quality service while protecting their interests.

BEFORE YOU MOVE IN

 

1-month advance rent plus 5 weeks deposit

NOTE:  We use an independent company to conduct the inventory

Additional Fees: If the Tenant fails to pay, within 14 days of the due date, any amount of Rent or other sum payable to the Landlord as per the terms of the AST the Tenant will, on demand, pay to the Landlord interest on that amount at the rate of three per cent per annum above the base rate of Barclays Bank from time to time, calculated from the due date until actual payment.    Please note that tenants will be charged a £50 (non-refundable) for each additional or lost swipe card issued to them.  Keep your key's safe. A maximum amount of £30 per key will be charged to replace lost keys.            

CHANGES/AMENDMENTS TO TENANCY

*          Deed of Assignment fee (subject to landlord’s approval):            £50.00 (incl VAT)

To execute tenant swap, to amend deposit protection information with Tenancy Deposit Solutions Limited.

RENEWAL OF TENANCY

LANDLORD FEES

No charges are levied for processing a new contract on renewed contract terms if all tenants are the existing tenants renewing their contract on the terms agreed. The following charges are levied on renewal of tenancy if any of the remaining tenants wants to *execute a swap (will only be regarded as a renewal if there is at least one remaining tenant from the old contract)

Standard Fees

Letting fees:  2 weeks rent + VAT

Management fees: 12% (incl VAT)

Inventory fees: £180 (incl VAT) including checkout

NOTE: We use an independent company to conduct the inventory

Discounted Fees are available for landlords with multiple properties.  Please enquire within.
